Florida has long been a mecca for retirees and real estate investors, and for good reason. Beautiful weather and breathtaking beaches, combined with relatively inexpensive real estate and a moderate cost of living make for a wonderful place to live, work, and play!
As our demographics shift, we are seeing some interesting changes in our real estate markets. After being hard-hit by the downturn following 2008, our local real estate market has rebounded strongly. And as our population grows younger, and baby-boomers sell off their rental properties to cushion their nest eggs, there are some great investment opportunities in some vibrant and fun communities; particularly here in the Tampa-St. Petersburg area!
Investment Price Points in the Tampa Bay Area
In some neighborhoods, it is still possible to purchase a rental property for under $75k that will rent for close to $1,000/mo. The sweet spot is generally single family homes and duplexes between $90k and $160k, which can still produce a 10-cap if managed effectively.
Our median sale price increased from $175k to $200k from March 2015 to March of 2016, and that’s probably a realistic break-point beyond which properties will only cash flow as rentals in certain
situations (such as a short-term vacation rental — for which there is also a very strong market here).
