I began working in real estate in 2005 as an assistant to investors in Houston, TX. In 2007, I began working with a Home Vestors franchise owner as his buyer and assistant. It was during this time that I learned how to wholesale a house, how to negotiate a short sale and close them, and I worked as his realtor assistant as well since he was also licensed and would take on listings.

I moved back to Wichita in 2008 and began working as a licensed Realtor in 2009. Since then I have specialized working with investors here in the Wichita market. I lead the Wichita Area Real Estate Investors Association for 5 years, I worked as a property manager for 3 years, I assist other investors wholesale their deals to other investor buyers, and I have completed a few short sales since being back in Wichita. There isn’t the great need for short sales in Wichita and I do not enjoy them. I also list properties on an occasion, but I still enjoy working with investor buyers.

Since returning home to Wichita I have expanded my network and can help an investor not from the Wichita area find property management, lenders, home inspectors, as well as handy men, and other sub-contractors. Working with me is a one stop shop.

Market Overview

The main thing one must understand about Wichita, KS is Wichita is steady. There are not a lot of highs or lows. It makes a great market to find rentals. And if you are a cash flow investor, it is easy to find reasonable deals and expect 8%-13% cap rates on single family homes and small multi-family properties.

Investment Price Points in the Wichita Area

It is best to stay below $100,000, which I know for many investors outside of Wichita that sounds impossible. But believe or not you can find a home for less than $100,000 that is livable and even comfortable. The rents for that price range would be $800-$1,100. There are rentals that go for more than $1,000 in the Wichita area, however, once you get past $1,200 it becomes more difficult to find a tenant.
