Market Overview

When investing in the Metro Detroit area, the potential rewards are great. This is a unique market in that some areas of Detroit have a multitude of vacant homes while other areas are growing rapidly. The key is finding the areas that are just starting to grow and invest in these areas.
Detroit has the second highest rent-to-value ratio in the country, at just over 8.5%. Therefore, investment properties have a potential to pay off the initial investment quickly and turn into profit streams.

Inventory remains low in many parts of suburban Detroit. Quite often, entry level homes in good condition receive multiple offers within the first few hours on the market.

Investment Price Points in Metro Detroit

While real estate sales are happening at a frenzied pace across Michigan, that is not the case in every community.  In many areas, there is a lack of supply which is creating a fast turnaround time.  While some neighborhoods are seeing dramatic price increases along with the low days-on-market average, this is not the case across the board.  There is still great opportunity to invest and make a profit in a short amount of time.
