About Sean Williams

I am a Louisville-born native raised in the heart of the city and can likely tell you about any property if you just give me a street name. I attended St. Xavier High School and then the University of Louisville where I majored in Business Finance

During college I obtained my real estate license in 2008, and then later received my brokerage license in 2014. Since then myself and my team have sold over 500+ properties, along with starting a brokerage in 2016 from the ground up. I eventually left that brokerage and started a team at Remax where I am currently at now.

My investing career begin in 2014 with a modest $48,000 single family home investment. Since then I have grown my portfolio to 11 single family homes, along with a multi-million dollar mixed-use development we are currently under construction with at the moment that includes an additional 12 doors.

I have worked with many investors of every type over the years, from the “newbie” first timers to the seasoned investors looking to grow and/or exit their portfolio. This includes rehabbing and wholesaling properties as well along the way. I have experience in many areas of real estate, including single family homes, large multi-unit properties and commercial retail/office. No matter what your experience level or strategy is, I can help you reach all your real estate investing goals.

About the Louisville Market

Market Overview

Louisville offers a unique blend of cash flow and appreciation depending on price point and property typeyou can get the best of both worlds! In addition, Louisville also provides one of the most stable real estate markets in the country with a median price near $200,000 and an average appreciation of 3-6%+ year over year.

A common question woven into our culture that you will likely hear when visiting is: “What high school did you go to?”. To some it may seem like a question in jest, but it truly highlights that fact that once people move here, they seem to stay put…especially with they are born and raised here.

Louisville has consistently been ranked high in large publications as a “top #100 best places to live”, along with “top #20 most affordable places live” (US News). Our vibrant food and bourbon scene is also second-to-none in the world! Here are some other recent noteworthy recognitions:

Investment Price Points in Metro Detroit

Entry Level: $10k-$100k

Mid level $150-250k

Upper Level $300k (these don’t really make sense for investments unless it is multi-family)

With an average sales price is $200,000 for a single family homes, Louisville offers a great deal of affordability.

For $40,000-$80,000 you can get a 1,000sqft house in a C Class area that will cash flow $300-$400 with an annual ROI of 25%+. As you move up over the $150,000 threshold cash flow can become a bigger challenge as the rent ratio holds steady, but you will begin to reap the benefits of appreciation that has averaged over 6% in recent years.

The multi-family sector is incredibility crowded which has driven prices up sky-high, but there are still opportunities to receive an 8-9% Cap Rate on your investments in B Class areas of town.

Short-term rental investments have become wildly popular thanks to tourism fueled by our world-class food and bourbon scene.
