The San Antonio/New Braunfels MSA (Metropolitan Statistical Area) is projected to grow to almost double the population of 2019. Statistically, 2017 was a banner year in real estate with the area seeing about a gain of 26,000 new residents. If the forecast is accurate, to reach the figures projected the gains would need to about double. That's an amazing projection.
Texas is seen as business friendly with major employers (Tesla, Oracle) recently announcing relocation to the state due to competitive labor force and reasonable costs of living. And our long time residents like H.E.B. (grocery), USAA (finance, insurance), Rackspace, and more are companies and employers with sterling reputations.
While Covid-19 has had impacts in our market recently possibly changing to a 'new normal' we like to take a more conservative approach. Recent market wide appreciation rates have been in the high 7% range, more typically 4-5% is comfortable because from our experience seeing more dramatic value changes can expose one to a possibly larger downside should the market turn. We like to say, if the numbers work for you at the lower end then anything additional is just gravy.
Much of the above is general in nature and every investor has different resources and goals so a one on one consultation is the best approach. This provides an opportunity for both investor and agent to test for a good fit.
Some of the greatest success stories we've been fortunate to assist include folks who began with a small $52,000 duplex leading to now being investors in multiple class C apartment complexes. Another great investor with whom we worked lead to single family investment. Then, over time, a job resignation to a portfolio of over 50 properties and no longer needing our services. And that kind of transition was in no way a sad separation, but instead a thrilling segue to independence.
More recently, we've assisted physicians in building their portfolios. We've assisted fresh to the market investors purchasing their first property without having ever been in our fair city. That kind of trust is earned.
San Antonio is ranked the 7th largest, but some say we're actually 6th. We can debate that ranking. GM Financial, H.E.B., Frost Bank, The Hartford, Rackspace, Boeing, Lockheed Martin, Toyota, USAA, Wells Fargo, Caterpillar and Tyson are just a few of the major companies with headquarters or footprints in San Antonio. Port San Antonio (formerly Kelly AFB) is a high capacity economic engine. Brooks City Base (former Brooks AFB) is quickly becoming one as well. We have the University of Texas at San Antonio, Texas A & M University-San Antonio, St. Mary's University, Incarnate Word, OLLU, and the San Antonio Community College system.
The Pearl (housing, restaurants, & more, formerly a brewery) became a huge impetus for a dynamic change close to downtown, and of course the vibrant San Antonio Riverwalk brings visitors from far and wide.
And let's not forget our proudly worn moniker of 'Military City USA' with Lackland AFB the gateway to the Air Force, Randolph AFB, Camp Bullis, Camp Stanley and World famous Brooks Army Hospital located on historic Ft. Sam Houston.

Our recent market averages are at a price of $304,000 (January 2021).
Investors can still find homes in the mid 150's for single family, and Multifamily can be found at a range of $100,000 to $1,000,000 as of February 2021.
Generally speaking, we can find break even to slightly positive cash flows assuming 20% down, but often times better rates are available at 25% down.
