Cubs.  Chicago Hot Dogs.  Blackhawks.  The Bean.  Deep Dish Pizza.  Blues Music.  There are a million reasons to love Chicago.  Many of our north side neighborhoods rank in the top 95% Nationwide for population density, number of 2-4 unit small apartment buildings, bicycle commuters and train commuters. With 70% of the Chicago population renting and north side neighborhoods with vacancy rates of 2% - 4% it is an ideal place to invest.  Many investors purchase 2-4 unit buildings in the $500k range which offer cap rates of 6% - 8%.  With quality A/B tenants management is not labor intensive and property values continue to increase.

Entry level price points for investment in our market are $400,000 to $600,000 and at this price point you will get a 100-year-old 3-4 unit property that is rent ready in a A or B neighborhood.  The highest price point that makes sense in our market is the $700,000 to $800,000 range.  Above that it is hard to get positive cash flow.
