Cape Coral has been one of the most sought after markets for several years now. Top Ten in many areas, and still only 20% built out in the North Half of the City. We are a LARGE community with Waterfront property everywhere. Cash Flow for Property Owners has been great since rents began climbing quickly in 2014. We have leveled off in some areas, but an 8-10% CAP Rate is expected still. We will be appreciating for at least 3 to 4 more years, or longer. We have tremendous job growth and population growth expectations according to census data.
