The SW Florida market is HOT. Even though our Foreclosures are down from 45%(2010) to less than 5% of all MLS Listings, there is $$ to me made here. Market Overview
Cape Coral has been one of the most sought after markets for several years now. Top Ten in many areas, and still only 20% built out in the North Half of the City. We are a LARGE community with Waterfront property everywhere. Cash Flow for Property Owners has been great since rents began climbing quickly in 2014. We have leveled off in some areas, but an 8-10% CAP Rate is expected still. We will be appreciating for at least 3 to 4 more years, or longer. We have tremendous job growth and population growth expectations according to census data.
Investment Price Points
Entry Level Price Points in Cape Coral can vary greatly depending on Property Type, Size, Area, etc… . You can expect to be able to find a smaller and older (80’s built), 3 BR/2BA home for less than 200,000. This will be Off Water and No Pool.
Rent prices for Long Term Rentals for these homes range from $1,200 - $1,600 or more. Some of these homes need cosmetic work, some may need Roofing, Flooring, etc… But, there are great opportunities to buy now and RENT for a while as the property appreciates in value.
