Entry level price points would be from $200,000 - $300,000 for B or C neighborhoods and positive cash flows with at least 20 percent down. Mid level price points would be from $300,000 - $450,000 for A neighborhoods and yield positive cash flows with at least 20 percent down. Cap rates for multifamily are currently in the 6-8 percent range on average with limited inventory available across all price points currently.
