Northern Nevada is a growing distribution hub for manufacturers, tech providers and Fortune 500 companies—and that growth, coupled with an expanding skilled labor force, low cost of living and business-friendly environment, has made the area a prime location for companies with West Coast distribution or those looking to lower costs. Several well-known companies, including Apple, Amazon, Starbucks, Panasonic and Tesla, have opened facilities in Northern Nevada. Bloomberg declared that Reno is starting to look more like Silicon Valley. But growth isn’t from tech-related industries alone. There is significant growth strictly on the warehouse and distribution side. Northern Nevada is experiencing a major housing shortage, especially when it comes to single family homes available for rent. The market is doing well for sellers and landlords. Reno's Median sales price just hit $400,000. 45%+ of residents living in California, specifically the Bay Area, want out and they have their eye on Northern Nevada.

Price point on single family residence depending on exact location starts at $200,000 to $250,000. Most often this price range will rent for $1,500-$1,700 month depending on size and location. Multifamilies on average provide an 8 cap. Appreciation with the areas rapid growth is the current draw for investors.
