About Timothy Turner
My passion for real estate began while assisting my parents with home improvements. My adult family's first rental property was our first home, which we rehabbed and converted to a rental after 5 years of ownership. We have owned a small number of investment properties since that time, even while living across the US from the properties (remote management).
Since 2014, I have been a real estate licensee and REALTOR, assisting others with their real estate goals. I rise every day to positively contribute towards others' successful pursuit of goals. I have assembled a network of local professionals whom I trust to assist will all facets of property ownership.
I pursue my business model as a real estate consultant with a disciplined approach to investing. I assist in developing investment criteria and then provide for properties the basic financial analyses needed for informed decision-making. Our market is a quite strong and rewarding investor market - emphasis is always placed on the right property with the right situation for matching purchase or sale criteria to maximize successes while mitigating risks.
Our market, for the previous several years, has outperformed others for flipping. Returns of 100% on cash invested are achievable with the right properties. Our market has shown consistent rent appreciation (50%) for several years, which over time has increased the returns on good, cash-flowing properties. We have stability of and long-term growth in several governmental centers in our market (Fort Gordon, Savannah River Site, Augusta University, University of South Carolina Aiken, and numerous hospitals). We are the major regional center for 30 to 100 miles, depending on direction from our metro center.
Investment Price Points
In all areas of our market, cash (or the ability to act as a cash buyer) is the competitive buyer's preferred position.
Good cash flow opportunities still exist below $150,000 price point, depending on location and investment criteria. These properties can include A to C neighborhoods. For investors under certain strategies, cash-flow returns can be achieved up into the $300,000 price point thanks to increasing rent rates. Good flipping opportunities still become available below the $250,000 price point, depending on location and investment criteria. These properties can include A to D neighborhoods, specifically where the D neighborhoods are subject to on-going revitalization efforts.
For investors who might be interested in historic or older properties, Augusta and Aiken offer opportunities in this property space. For investors looking at areas with newer housing, there are areas with large neighborhoods with high owner-occupant to tenant ratios. A number of our areas turn properties at 5% unit volume or greater each year, indicating a steady supply of inventory in certain areas or price points.
All in all, we have opportunities that fit most single-family residential real estate investor's criteria. This area is not known for a high number of multi-family units. Less than 2% of our housing stock is multi-family with much of that stock being 40 years or older or a renovation from single-family into multi-family.
