Jacksonville, Florida is a growing market inside the metropolitan area. It is blessed with great weather, a beautiful large river that runs from south to north before heading out to the Atlantic Ocean and miles of clean accessible beaches. Many people move here and plant roots as the cost of living is low and the lifestyle available is very attractive.
Many large employers call Jax their headquarters, the City has two large Navy bases, one of the largest ports on the East Coast, an international airport, an NFL franchise and a growing tech sector bode well for consistent future population growth. Plus, it has not become a tourist magnet like other cities in central and south Florida.
Investment Price Points
Jacksonville has many areas of town where an investor can easily earn a good ROI. The best, most consistent sub-markets are from Downtown to the South and East of the St. Johns River.
These areas provide the highest average rental rates per bedroom, the shortest marketing time for a vacant property and the most desirable commute times to the City center.
Entry level properties that provide good cash flow can be found in these areas in the low $100s in working class stable neighborhoods with block homes of 1000-1500sq ft, up to bedroom communities in the upper $200s ranging in size from 1500-2200 sq. ft. that offer tenants top area schools and convenient shopping.
Current inventory for multi-family units is very low and cap rates are lower due to high demand.
