About Deanne Davidson
As an investor with my husband and a mentor to my friends I began my Real Estate practice in 1996 starting with a small home in South Tacoma. Over the years, my husband and I grew our Real Estate portfolio to several small homes, several duplexes and a fourplex. In 2014, we integrated our portfolio to strictly vacation homes. We currently have 4 homes (3 on the Washington Coast and 1 near Mt. Rainier) and it has been very successful and fun too! As a native 5th generation Washingtonian, I love showing people our beautiful area and am up to date on the real estate markets I own and work in. In my 20 years, I have earned two National honors for having the happiest clients during and after closing. Most of my business is repeat business due to my award winning service. My style of investing is for the long term with a good positive cash flow. Our market is very strong and pricing has increased rapidly over the past 24 months. Tacoma and the Counties I work are "bedroom" communities of Seattle Metro area and we are considerably more affordable with the median price of a SFR at $500,000. The entry level homes sometimes last only a few hours on the market as the demand is greater than supply right now. We are also short on rental homes in our area and the largest demand is for 3 bedroom, 2 bath, 2 car garage homes. You can find these in average condition for around $350,000 — fixed up around $450,000 and a fixer for $290,000 — in the South Tacoma market. Even this winter, we continue to battle with multiple offers on properly priced properties in good condition. There is currently less than 2 weeks of inventory in Pierce County. I recommend investing in property in the Greater Tacoma area as I still feel we have more upside in appreciation and with a need for rental homes, rents are strong. It is noted that Seattle is becoming more unaffordable and many "Seattlelites" are migrating to Tacoma to live and commute to their high paying job. We have the light rail in Lakewood, Puyallup and Tacoma for the Seattle commuters. At this juncture (12/2016), it is my opinion that a bank foreclosure or fixer in the 3 bedroom/1.5+ bath is your best bet to gain equity and get good rents. I would pick up a couple of homes and a mid range duplex if I were purchasing today.
